No Dues Certificate – Obligatory Requirement for Property Registration

The Municipal Corporation of Faridabad (MCF) has announced a new requirement which is compulsory for registration of any property in Faridabad. The owner of the property has to now get a “No-Dues” Certificate from the Municipal Corporation of Faridabad (MCF) / Department of Town and Country Planning (DTCP) before getting his/her property registered. The same has been notified by the Municipality of Gurugram and all other municipalities of other cities in Haryana.

The new rule has been implied in Haryana to make sure that all the dues are cleared on the property before the sale takes place. In case the dues are not cleared before the registration, the Tehsil officials are not allowed to register the property. Below mentioned charges are included in the list to get the certificate.

  • Property tax
  • Development charges
  • Water and solid waste charges
  • Sewage charges
  • Fire tax

Digital Portal Launch

The process is easier now than before. There is no rushing here and there to the different departments to get the certificate. You can get the certificate online through the new portal launched by the Department of Urban Local Bodies named “No Dues Certificate Management System”. Once you receive the certificate, you can generate the Registration Token.

Benefits of the new rule

  • No more illegal registrations
  • Faster recoveries of the dues
  • More accountability in the system
  • No headache to a property purchaser
  • No manual intervention of middlemen therefore no case of fraud
  • Provision for objection available to the seller for any miscalculations in the dues
